Fifth Management provides an array of professional real estate services to its clients including property management, construction supervision, general consulting and real estate finance guidance to owners and investors of multi-family and commercial properties in select markets throughout Maryland. Delaware and Virginia. The company specializes multi-family conventional housing, multi-family affordable housing and commercial management.

Fifth Management is experienced in the operation of commercial properties including office buildings and warehouses. Office buildings currently under management by Fifth Management are both multi-tenanted and single tenant. Tenants include professional organizations, health service related businesses, banks, government agencies and educational institutions.

Our company works closely with its commercial tenants to ensure a professional business environment and to cultivate long term relationships.

Fifth Management presently manages multi-family affordable housing properties subsidized through a variety of government and private sponsored programs including HUD insurance, HUD Project Based Section 8; USDA-Rural Development 515 and 514/Labor Housing programs; Low Income Tax Credit and Federal Home Loan Bank subsidies. Under these many programs, it is the responsibility of the management company to ensure strict compliance with income and rental rate limitations. Fifth Management uses sophisticated automated systems to track compliance and produce reports required by these many organizations. The staff of Fifth Management takes great pride in the services it offers to the residents of its affordable portfolio properties and works closely with each resident to ensure a safe and comfortable living environment for them and their families.

Fifth Management also has extensive experience in the management of conventional rental housing units. Fifth Management and its affiliates have managed over 1000 units of conventional housing with the primary focus on aggressive marketing and leasing to maximize the bottom line for the owners.

In all instances, conventional properties have appreciated in value and generated returns for the owners under the direction of Fifth Management and its affiliates.

Fifth Management has assisted in arranging tax credits from government housing agencies. Subsequent loans have been arranged on many properties as necessary to restore and improve properties. New equity through syndication, government financial settlements for the benefit of owners have also been facilitated by Fifth Management for its clients.

Fifth Management and its affiliates are experienced in completing new construction and large scale renovation projects and can assist property owners with capital improvements and substantial rehabilitation of aging properties.
